The Service Maintenance Account Manager is expected to sell HVAC maintenance agreements while providing excellent customer service to existing customers in his/her territory. Knowledge of the HVAC industry is useful but not an absolute requirement. An interest and aptitude in mechanical system is a requirement. This person is expected to meet performance standards and sales quotas set by the immediate supervisor and by the Vice President Service Business Development. Sales leads are provided from MacDonald-Miller HVAC projects that require ongoing HVAC maintenance contracts. Sales leads must also be generated by cold calling, networking and other typical forms of new business development.

KEY PERFORMANCE INDICATORS

  • Generate a minimum of $200,000 in annual sales or $50,000 per quarter.
  • Maintain a schedule of 5 first appointments per week.
  • Maintain a customer retention rate of at least 94%.

ACCOUNTABILITY DESCRIPTION

The Account Manager is accountable for the following:

  • Identify, sell and negotiate HVAC service maintenance contracts.
  • Prepare and present effective sales proposals to new and existing customers that develop profitable results.
  • Assess the customers overall energy/cost of operations and how our services might reduce these costs.
  • Meet and exceed sales activity schedule set by supervisor.
  • Schedule on-site customer service meetings to ensure customer satisfaction.
  • Negotiate contract renewal increases or changes as necessary.
  • Develop new clients through networking and seeking referrals from clients.
  • Form in-depth partnerships with our customers and anticipate their needs.
  • Act in “responsible charge” role with clients and coworkers.
  • Estimate, generate proposals and sell additional maintenance services to assigned accounts.
  • Work with management to delegate repair or project opportunities as required.
  • Promote and sell, if necessary, all services the Company offers to customers.
  • Perform public relations by resolving complaints, problems, providing information and advice.
  • Develop positive rapport with customers and co-workers that builds constructive and effective relationships.
  • Keep management abreast of market conditions and trends affecting industry.
  • Participate in department meetings and submit reports (e.g. expense reports, sales reports, working agreements) in a timely manner.
  • Understand, accept and support Mission Statement, Operating Guidelines, Operational Beliefs and Customer Commitment.
  • Perform additional tasks as assigned.

QUALIFICATION REQUIREMENTS

The candidate must possess the following knowledge, skills and abilities:

  • Demonstrate a practical understanding of or the ability to learn mechanical systems, service industry and customer service.
  • At least two years of experience with mechanical systems and/or field experience in HVAC systems (preferred).
  • A college or other technical degree is preferred.
  • Minimum two years’ outside sales and customer service experience.
  • Possess excellent verbal, written, listening, persuasion and interpersonal skills.
  • Proven ability to develop strategies to identify, pursue and capture new business.
  • Desire to service our customers.
  • Ability to consistently set and obtain goals and meet deadlines.
  • Ability to handle a number of projects at the same time.
  • Ability to interact with customers, field staff, management, and office personnel that builds constructive and effective relationships.
  • Ability to work independently with minimum supervision or in a team atmosphere.
  • Proficient in Microsoft Word, Excel, PowerPoint and Outlook.
  • History of good employment attendance.
  • Valid license and clean driving record required.

  • Reach for, handle, use fingers and manipulate objects.
  • Must be capable of working extended hour days when job/business needs demands.
